Do I need Homes Association approval to paint my home?
Any exterior change, maintenance, or alteration of a property requires review and approval from the homes association. This includes projects such as painting, fence installation, deck construction, major landscaping projects, and any other improvement or maintenance activity that affects the appearance of your home. You may download an Exterior Change Form and submit it for review. The review process typically takes only a few days. Above ground pools are not allowed, but we do allow in ground pools and design plans can be submitted for review by the board for approval.

How much are homes association dues in Brooke Ridge?
As a condition of purchasing property in the Brooke Ridge subdivision, all homeowners are required to pay annual homes association dues. Annual dues in Brooke Ridge are currently $242/year. The association’s fiscal year runs from January 1st through December 31st. Annual dues must be paid by March 1st in order to avoid late fees and penalties.

What services does the homes association provide?
Membership dues in Brooke Ridge are used to provide funding which allows the homes association to provide services to the association’s members. The primary uses of homes association funds include:- Administrative expenses – Insurance, property management, legal fees, printing, postage, and dues collection efforts.
- Grounds Maintenance – The homes association owns and maintains a significant amount of property, including perimeter grounds along 291 highway, the area around the swimming pool, and several other parcels of land throughout the neighborhood.Grounds maintenance services include mowing, chemical treatments, landscaping, and operation of an irrigation/sprinkler system.
- Swimming Pool – The homes association owns and operates a swimming pool.The pool is open in the Summer, usually between Memorial Day and Labor Day.The pool area includes a large swimming pool, a wading pool, lounge chairs, picnic tables, and restrooms.On a limited basis, an attendant is also provided to monitor activity at the pool. Homeowners in good standing and their guests may use the pool during the posted operating hours.
- Playground – A playground and picnic tables/benches are available at the swimming pool complex for use by Brooke Ridge homeowners and their guests.The playground is open year-round.
- Social Events – The Board of Directors works hard to develop a sense of community in Brooke Ridge.Social and neighborhood events such as garage sales, neighborhood clean-up days, and pool parties are held annually (subject to budgetary constraints).

Who do I contact for trash removal?
Trash and recycling collection in Brooke Ridge is provided by the City of Kansas City, Missouri. For problems or questions about collection issues, please contact the Action Center by dialing 3-1-1.

My neighbors dog barks all the time. What can be done about this?
All homeowners should be mindful of the affect activities at their home have on their neighbors. If your neighbor has a barking dog, the first thing you should do is politely speak with your neighbor, make them aware of the problem, and ask them to bring their dog inside when he/she barks. If this does not resolve the problem, please contact Kansas City Animal Control by contacting the 3-1-1 Action Center by dialing 3-1-1. The City of Kansas City has ordinances which can address this issue.

Each year the Board of Directors works with the management company to schedule a spring (April - May) and fall (September-October) dumpster day. The events are posted on the Community Calendar once they have been scheduled.
Governing Documents

Amending the governing documents requires a notarized signature of approval from 2/3 of Brooke Ridge homeowners (358 residents). The document would also need to be written and filed by legal council, which would cost the association thousands of dollars. If you have interest in amending the restrictions, please attend the next board meeting to discuss the process.
Property Maintenance

Yes, Kansas City codes require 7 1/2 ft of clearance over sidewalks and streets so you must keep trees trimmed to provide that clearance. If a complaint is filled you may be cited by Kansas City.

All property owners in Brooke Ridge must comply with the homes association’s Declaration of Restrictions. The restrictions address a variety of property maintenance issues such as lawn maintenance, fence maintenance, vehicle regulations, and other matters. My neighbor’s grass is too tall / house needs to be painted / has trash and debris in the yard / has a boat/RV parked in the driveway?
Issues such as these are addressed in the Brooke Ridge Deed Restrictions. If you believe a property is in violation of the restrictions, please contact SHW Management at (913) 416-5764 or contact Dylan Stang, the association’s Property Manager, at dstang@shwmanagement.com. The homes association will investigate. If a violation is found, the owner will be instructed to correct the violation in a timely manner. If the homeowner fails to correct the violation, the association may seek legal recourse in order to achieve compliance with the Deed Restrictions.

No exterior Christmas lights and/or decorations may be erected or maintained on any of the lots hereby restricted except during a 75 day period beginning November 15th of each calendar year.

Swimming Pool

Can I reserve the swimming pool for a party?
Brooke Ridge homeowners may reserve the pool area for a party with prior approval from the association’s Board of Directors. However, the reservation will simply allow you to exceed the posted guest policy at the pool. During your reservation time, the pool will remain open to other Brooke Ridge homeowners and their guests. For more information or to make a reservation request, please contact the pool monitor, Bunny Lowry, at the pool to request your party. You may also contact SHW Management to submit your request.

How do I get a pool access card?
Homeowners in good standing can receive an access card, providing entry to the swimming pool. You should have received a card from the previous owner when you purchased your home. If you do not have one, please contact SHW Management, LLC at (913) 416-5764 to obtain a key. Access cards will not be issued to homeowners with unpaid dues.
If a key is lost or stolen, it may be replaced. The replacement fee is $15.
Only one access card will be issued per household.

Can I get speed bumps installed in the neighborhood?
The streets in Brooke Ridge are public streets. Any change to the streets, including the installation of speed bumps, must be approved by the City of Kansas City, Missouri. The City has developed a set of guidelines for the installation of speed bumps and other traffic control devices.
